What happens if the property is damaged?

We take responsibility for the condition of your property throughout the lease. Any wear, damage or required repairs are handled and paid for by us — at no cost to you. The property is returned in the same condition (or better) than we received it, with a documented inventory on both ends.

Who pays the utilities and council tax?

Accepted Answer

We do. Once the lease is signed, Portfolio Living covers all utilities (gas, electric, water, broadband), council tax, TV licence and ongoing cleaning and maintenance. You receive a clean, fixed monthly rent with no deductions.

Question 3

What if the tenants stop paying or the property is empty?

Accepted Answer

You're not affected. We are your tenant under a long-term company lease, so the agreed rent is paid to you every month — whether the property is occupied or not. Void periods, late payments and tenant issues are entirely our responsibility.

Is this legal and properly regulated?

Accepted Answer

Yes. Company lets are a long-established, fully legal arrangement in the UK. We operate to industry standards, hold the appropriate insurances, and ensure every property meets all safety and compliance requirements (gas, electrical, EPC, fire safety). We're also NRLA members.

What areas do you cover?

We currently take on properties across the South East and Greater London — including Redhill, Reigate, Crawley, Gatwick, Horley, Guildford and Croydon, and surrounding commuter towns. If you're unsure whether your property fits, get in touch and we'll let you know quickly.

How long are the agreements?

Typically 3 to 5 years, giving you long-term income security with a single, accountable corporate tenant. Terms can be tailored to your circumstances during the initial conversation.

Do I need to furnish the property?

Accepted Answer

Not necessarily. We can take properties furnished or unfurnished and, where needed, furnish them to our premium standard at our cost. We'll discuss what makes most sense for your property during the assessment.

Are there any fees or commissions?

Accepted Answer

None. No management fees, no commissions, no setup costs and no hidden charges. The rent we agree is exactly what lands in your account each month.
